Befimmo SA - New investment Blue Tower Louise SA and launch of private placement - EMBARGO 18.04.2013 - 3PM

Befimmo SA, a REIT ("Sicafi"/"Vastgoedbevak") listed on NYSE Euronext Brussels ("Befimmo") announces the following:

1. Acquisition, by Befimmo SA and its 100% subsidiary Fedimmo SA, of all shares of Blue Tower Louise SA, owner of the Blue Tower office building valued at €78.5 million, from the German fund Morgan Stanley P2 Value;
2. Launch of a private placement of up to 637,371 treasury shares to institutional investors by means of an accelerated bookbuild offering;
3. The acquisition of all shares of Blue Tower Louise SA and the private placement should result in an expected contribution to the EPRA earnings per share of approximately €0.03 in 2013, €0.06 in 2014 and €0.07 in 2015, and in an expected net impact of +0.4% on the LTV as at 31 December 2013 and according to the assumptions of the published forecasts.
