GSA to Lease Space in Fort Worth, Texas

Expressions of Interest Due by October 6

Fort Worth, Texas, Sept. 21, 2017 (GLOBE NEWSWIRE) -- The General Services Administration (GSA) released on Thursday, September 21, a presolicitation in which it outlined plans to lease space within the Central Business District of Ft. Worth, Texas. 

The space must be within the following delineated space:

  • North: Trinity River
  • South: I-30
  • East: Trinity River
  • West: Henderson Street

The GSA is interested only in space that it at least 19,383 square feet, 49 parking spaces (of which 10 must be surface spaces and 39 structured spaces) reserved for it, and at least a 10-year lease (with the option to extend for five years).

The GSA, in its presolicitation, said that the government must have access to the space 24 hours a day, 7 days a week, and 365 days a year; that the site must have a minimum of 20-foot setback from building to all sidewalks, access streets, parking lots, and adjoining streets; and that the space must have a fence that meets government specifications. The space must meet government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the lease; the lease must be fully serviced; and the space must not be in the 100-year flood plain.

The U.S. government, according to the GSA’s presolicitation, currently occupies office and related space in a building under lease in Fort Worth, Texas that will be expiring. The government is considering alternative space if economically advantageous. In making this determination, the government will consider the availability of alternative space that potentially can satisfy the government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.

Interested contractors must respond with the following information:

  • Building name and address and location of the available space within the building
  • Rentable square feet available, and expected rental rate per rentable square foot, fully serviced
  • ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully serviced, and whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any
  • Date of space availability
  • Building ownership information
  • Amount of parking available on-site and its cost, including whether expected rental rate includes the cost of the required government parking
  • Energy efficiency and renewable energy features in the building
  • List of building services provided
  • Building, space, and parking accessibility in compliance with ABAAS
  • Building, space, and parking compliance with fire and life safety and seismic requirements
  • Building, space, and parking compliance with ISC and Publication 64 security standards
