Durham, N.C., Oct. 05, 2017 (GLOBE NEWSWIRE) -- Prescient, a fully integrated BIM design and building technology platform, announced today the completion of the 11-story Capitol District Apartments in The Capitol District — downtown Omaha’s first entertainment district.
Located at 225 N.12th Street, the Capitol District Apartments offer one- and two-bedroom apartments with versatile floor plans, constructed using Prescient’s proprietary modular construction system. The system allowed MCL Construction to complete structural work on a floor-per-week basis, completing the building in rapid time.
Featuring 242,000 square feet of Prescient’s structural steel solution, the apartment building houses 218 rental units, offering numerous amenities, including a fitness center, a penthouse loft with gourmet kitchen, secure parking and controlled access to the building, all in a burgeoning downtown location.
“We wanted to create a density driven, walkable residence that is unlike anything else in downtown,” said Mike Moylan of Shamrock Development Inc., “The design really needed high-rise stature and the structural cost and schedule savings of using Prescient helped us get there.”
Capitol District is the first entertainment district in Omaha, taking advantage of a new city ordinance that allows alcoholic beverages outdoors. Complementing the wide-open concept, the project’s mixed-use design provides access to entertainment options that celebrate community. The building also offers public-facing retail and bar spaces that connect to a central plaza, designed to serve as a modern town square that will host year-round programming, such as ice skating and outdoor concerts.
The Prescient system is a superior option for multi-unit projects like apartment buildings because it is non-combustible, minimizes disruption in the areas surrounding the construction zone and reduces the need for rework, allowing project owners to reduce both timelines and budgets.
Prescient structures consist of a combination of standardized, pre-assembled steel posts, trusses and panels that are custom-manufactured using Prescient’s proprietary design software. The company optimizes the architecture, engineering and construction (AEC) industries by integrating a seamless process, tied together with a proprietary Digital Thread. From design to the finished product, Prescient’s innovative design platform offers a faster, greener and more cost-effective alternative than conventional building structures.
“Wood framing produces significant cut-off waste that ends up in a landfill, but the controlled environment in our factories allows us to achieve precision unattainable by structures cut and built on site,” said Satyen Patel, Prescient’s executive chairman. “Our patented structure is non-combustible and offers better dimensional stability than wood, allowing mechanical, electrical and plumbing (MEP) to begin as each floor is completed, further trimming time from constructions schedules.”
“The ability to finish a project on time begins with selecting the right structural system,” said Patel. “In this case, because it was a mid-rise building, we were chosen over a concrete solution. Our proven, innovative system provides unprecedented speed of assembly, as the structure can be installed twice as fast as competing systems, whether wood or concrete”
The Capitol District Apartments are owned by Shamrock Development, Inc. and contracted by MCL Construction. LEO A. DALY handled the project’s design and construction. This is Prescient's first project in Nebraska, and the company currently has projects underway or completed in Colorado, Florida, Georgia, Illinois, Indiana, Kansas, Kentucky, Missouri, Nebraska, New York, North Carolina, Oklahoma and Texas.
About Prescient
Established in 2012, Prescient is aiming for nothing less than a revolution in the way buildings take shape through new levels of cost efficiency, environmental sustainability and quality of outcome for all participants. Prescient’s platform ensures buildings perform better, cost less and take less time to build by employing a Digital Thread for leading-edge integrated manufacturing.
Digital Thread. The foundation for Prescient’s revolution is a standardized light gauge framing system that utilizes proprietary software applications which create a design and construction platform. Our Thread connects projects from the initial architectural design through the finished building. The Prescient Digital Thread is based on a model-centric design and planning platform that liberates project stakeholders to plan better and execute better. As a result, a project is no longer a series of isolated steps with familiar breakdowns and gaps. Instead, it becomes an orderly progression through a repeatable flow, connecting developer, designers, suppliers and contractors at every step. This seamless approach means higher productivity, higher quality, fewer last-minute conflicts on site, less waste, shorter schedules and a better ROI.
Integrated Manufacturing. Prescient uses precision manufacturing technology including robotics, laser cutting systems and state-of-the-art numerically controlled flexible manufacturing systems to deliver buildings with very tight tolerances, comparable to the automotive industry. Prescient’s Digital Thread integrates planning and design with manufacturing and installation.
We are Prescient. And we’re rebuilding construction from the ground up.
