Uppsala Vatten to Uppsala Business Park


Klövern has entered into a new large lease with Uppsala Vatten och
Avfall AB for office premises in Uppsala Business Park. With this
lease, Klövern has succeeded in filling more than two-thirds of the
office building that was formerly Pharmacia's head office and around
half of the total facility of over 50,000 sq.m.

The lease agreement with the municipal company Uppsala Vatten och
Avlopp is worth SEK 2.4 million per year with a term of just over
eight years. The tenant plans to move in during September this year.

"We are well on our way to achieving the target of around 90 per cent
letting also in Fyrislund within the five years we set as the time
horizon on acquisition. Negotiations are taking place on additional
premise areas with existing and new tenants, says Klövern's CEO
Gustaf Hermelin.

Klövern acquired the property Fyrislund 6:6 in May 2006. At the time
of purchase, the property was half empty and notice to vacate during
2008 had been given by the vendor Pfizer, after which the property
would be completely empty. Since then, Klövern has succeeded in
filling the property with some forty new tenants and it is now again
half occupied. Many of the companies are active within life science.

The property has been designed by the architect Carl Nyrén for
Pharmacia in 1967. In 1971, the property was awarded the Kasper Salin
prize.
