Klövern has signed a ten-year lease for 36,000 sq.m. in Kista. For this purpose, Klövern is planning a completely new building and refurbishing an existing building. The property will contain modern flexible offices and an Experience Center. The new production consists of 27,300 sq.m. and the refurbishment will entail conversion of a 9,000 sq.m. warehouse into high-value space. This building will provide the world's leading telecom manufacturer with a completely new meeting place in Kista. The annual rent totals around SEK 66 million. The project is starting immediately and the moving-in is expected in April 2012. Klövern's estimated investment is approximately SEK 650 million. All buildings will be part of the property Isafjord 1. The preparatory work has focused on production of an energy-efficient and cost-effective property with a low environmental impact. "Being able to meet the requests of such a demanding customer for modern flexible offices and meeting places is undoubtedly a feather in Klövern's cap", says Klövern's CEO Gustaf Hermelin. "The premises are very flexible and adaptable to the tenant's needs. The solutions are based on the very latest technology." This new production is one of many steps taken by Klövern to transform Kista into a lively and dynamic district of Stockholm. In 2006, Klövern acquired properties for SEK 3.5 billion in Kista. The vacancies that existed at the time of acquisition have been gradually filled and public spaces in the form of green areas, squares and roads have been spruced up. In 2008, the conference and exhibition facility Kistamässan was inaugurated after a year and a half of new construction and refurbishment. In autumn 2009, construction started on Stockholm's new landmark the 33 story hotel Victoria Tower, which will be completed in autumn 2012. The property will in addition to the hotel include ten floors of "Klövern offices".
