Brandywine to Build 31-Home Community in Norwalk, Calif.

Transit-Oriented Townhome Community 17 Miles Southeast of Los Angeles Will Be Close to Excellent Schools, Shopping, Recreation and California's Most Accessible Highways


NORWALK, CA--(Marketwired - Feb 9, 2015) - Brandywine Homes has acquired two acres at 11009 Pioneer Blvd. in Norwalk, Calif., and plans to break ground in March on Sunstone, a two-acre transit friendly community with 31 townhomes. The homes are expected to go on the market in September 2015, and the development is expected to be complete by March 2016.

The gated community, located 17 miles southeast of Los Angeles near some of southern California's most accessible highways, will be built on the site of a former school building. Norwalk, one of California's most rapidly developing communities, is located in the heart of an expanding regional transportation network served by four freeways (I-91, I-605, I-5 and I-105) and two commuter rail lines (the Metro Green Line and the MetroLink system).

Sunstone will be across the street from Little Lake Park and close to Heritage Park and Wilderness Park as well as Norwalk Town Square. Cerritos College and Santa Fe High School are also nearby. With easy access to Interstate 5, Sunstone residents will be able to commute to both Los Angeles and Orange County.

The two-story, two- and three-bedroom stucco townhomes at Sunstone, ranging from 1,100 to 1,462 square feet, will have granite countertops, stainless steel appliances, tankless water heaters, two-car garages and concrete tile roofs. Residents will have access to open space with play equipment, barbecue grills, picnic tables and a shade structure. Sunstone will provide ample parking, with 3.1 parking spaces per resident (62 in garages and 34 open parking spots).

Irvine, Calif.-based KTGY Group is the architect. Brandywine Homes is the general contractor.

According to the National Association of Home Builders' formula to determine the local impact of single-family housing in typical metro areas, adding 31 single-family homes will generate $6.5 million in local income, $682,000 in taxes and other revenue for local governments and 100 local jobs.
