According to a 2014 study by RealEstate.com, outdoor improvements can deliver a higher return on investment (ROI) -- 150 percent -- than interior home improvement projects like bathroom or kitchen upgrades. The study suggests that for every dollar spent on an outdoor space, homeowners can expect 60 cents to $2 back. The study also notes that the proper landscape project can increase property value 12 percent and increase resale value by 14 percent.
Curb appeal is a major factor in selling a home, and according to experts, that first impression can increase a home's value by 20 percent. Top curb appeal investments include new siding, a new front door and deck additions.
"If you look at it from purely a maintenance point, replacing siding is one of the top renovation projects with a great ROI," said John McCarter, of John McCarter Construction, South Lyon. McCarter specializes in fiber cement board siding and says new siding will pay for itself in 15 years when comparing painting and repairs to traditional siding over the same time period.
Popular outdoor additions continue to include outdoor kitchens, fire pits, outdoor living rooms, terraces and decks.
