DENVER, CO, July 12, 2018 (GLOBE NEWSWIRE) -- The True Life Companies (TTLC), the premier provider of residential property to America’s top homebuilders, is pleased to announce the groundbreaking of its $5.3 million, 13.66-acre Kammerer Family Park at its rapidly selling Sterling Meadows master-planned community in Elk Grove, CA, a highly regarded suburb of Sacramento. At build-out, the community will include 975 homes and 200 apartments.
With a comprehensive array of sports and recreational amenities, the regional park is expected to be completed this year. It is being constructed by TTLC Development LLC, a subsidiary of TTLC, in conjunction with the local Cosumnes Community Services District.
The park is envisioned as a centerpiece for the 199-acre community with a unique musical theme carried throughout the park, including interior pathways resembling the treble cleft, a key musical element. In addition, both the plazas and water play areas will have musical notes and symbols inlaid into the pavement.
Even the community’s street names are tied to music, with the exception of one key street, which is named for a fallen military veteran of Elk Grove, Charles Morris, who served in the U.S. Navy in World War II. Morris’ life was used as the inspiration to create the city’s popular Veteran and Public Safety Street Naming Program, which was initiated in 2009 to honor those who served in the military, police or fire departments.
Other amenities at Kammerer Family Park will include a two-acre soccer field, an amphitheater with terraced seating, dog walking and jogging paths, in-ground and above-ground skate area, two tennis courts, a basketball court, play areas for tots and youths, fitness stations, several picnic areas and a parking lot with 82 spaces.
“It is exciting to start on this unusually creative park concept, which will help define Sterling Meadows as one of the best places to live in the Sacramento region, “said Aidan Barry, Senior Vice President of Development, TTLC. “We see Kammerer Family Park as a true gathering place for the hundreds of families who will soon be living nearby.”
In addition to the regional family park, Sterling Meadows will also include another 4.9-acre park, and a network of meandering pathways will link the homes with community amenities, creating a fully connected atmosphere.
Developed to meet the pent-up demand for housing in the Sacramento area, sales in the North Village of Sterling Meadows have been robust, with builders already introducing pricing increases for subsequent sales releases.
Other builders participating in the first phase of 489 lots at Sterling Meadows include Lennar (with Indigo, priced from the low to the high $400,000s, and Montage, priced from the mid $400,000s to the mid $500,000s) and K. Hovnanian (with Parkview, priced from the mid $400,000s to the mid $500,000s). A third neighborhood from Lennar will open later this year.
“With our ongoing commitment to addressing the housing shortage in the Sacramento region, it is quite gratifying to see such strong absorption from our builder partners at Sterling Meadows,” added Scott Clark, Chairman and CEO, TTLC. “In addition to 700 future home sites in our local pipeline at The True Life Companies, we’re also looking at various infill properties to address the immediate demands of both home builders and their buyers.”
Because population growth has continued to outpace building permits over the past few years, home prices have continued to rise nearly 10 percent year-on-year through May. According to the Sacramento Association of Realtors®, existing home inventory remains critically low at just 1.5 months, with the median time on market at under 10 days. With such low inventory, new homes built by Richmond American, Lennar and K. Hovnanian are helping to meet this pent-up demand at a time of strong economic growth.
The South Village of Sterling Meadows, with a total of 486 home sites, continues to be planned for development and marketed for sale by TTLC starting later in 2018, with lot development to commence in the third quarter.
Located just ¼ mile from Highway 99 and 16 miles from the State Capitol, residents of Sterling Meadows will enjoy a quick and easy commute to job centers throughout the Sacramento area. The new community is also adjacent to The Outlet Collection at Elk Grove, a regional mall planned to include over 100 shops including Nike, H&M, Guess and American Eagle Outfitters. Other proposed amenities at the center will include a 14-screen movie theater, outdoor dining options and a children’s play area.
Next door to The Outlet Collection is the planned $400 million Wilton Rancheria Resort casino, which will include a 12-story, 302-room hotel and spa, convention center, six restaurants and bars as well as a 110,260-square-foot gaming floor.
